In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, August 7, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Windham to-wit:

PARCEL 1:

Situated in the Township now Village of Windham, County of Portage and State of Ohio:

And known as Sublot No. 2 in the Mapleview Heights Plat No. 1, Lot 67, Village of Windham, Portage County, Ohio, as recorded in Volume 17, Page 10, Portage County Records of Plats. (Being approximately 0.486 acres of land measuring 106.50 feet frontage and 198.78 feet in depth, said lot fronting on Wolf Road).

PARCEL 2:

Situated in the Village of Windham, County of Portage and State of Ohio:

Known as being part of Original Lot No. 67 in Windham Township, and bounded and described as follows:

Beginning at a monument marking the intersection of centerlines of Windham-Parkman Road and Wolf Road; thence South 88 deg. 50' East, along the centerline of Wolf Road, 299.50 feet to a point; thence South 0 deg. 38' West, 223.78 feet to an iron pin found marking the Southeast corner of Lot No. 1 of Mapleview Heights Plat No. 1, Volume 17, Page 10, Portage County Records of Plats, and the true place of beginning for the following described premises; thence South 88 deg. 50' East, 106.50 feet to an iron pin at the Southeast corner of Lot No. 2 of said Mapleview Heights Plat No. 1; thence South 00 deg. 38' West, 100.00 feet to an iron pipe; thence North 88 deg. 50' West, 106.50 feet to an iron pipe; thence North 0 deg. 38' East, 100.00 feet to the true place of begining and containing 0.245 acre of land as surveyed in November, 1974 by Donald D. Harvey, Registered Surveyor No. 4112, be the same more or less, but subject to all legal highways.

Said Premises Located at 9502 Wolf Rd., Windham, OH 44288.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
