Situated in the Township of Charlestown, and further described as follows:
Beginning at an iron pipe at an angle in the centerline of Newton Falls Road and the North line of Lot 36 and being N. 89 deg. 46' 26" W., 590.07 feet from an iron rod at the intersection of said centerline and lot line with the centerline of Garrett Road; thence S. 2 deg. 35' E., 801.04 feet to an iron pipe in the North line of a parcel of land now or formerly owned by January Development and passing over an iron pipe 40.00 feet from the road center; thence N. 89 deg. 47' 40" W., along the North line of January Developments and an extension Westerly thereof a distance of 335.00 feet to an iron pipe; thence N. 5 deg. 42' 12" E., 769.12 feet to a nail in the centerline of Newton Falls Road and passing over an iron pipe 30.96 feet from the road center; thence N. 81 deg. 22' 47" E., 225.00 feet along the centerline of Newton Falls Road to the beginning.
Said Premises Located at 5602 Newton Falls Rd., Ravenna, OH 44266.
Said Premises Appraised at $155,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
