And known as being a part of Lot 24 in Freedom Township and bounded and decribed as follows:
Beginning on the North lot line at the centerline of the Ravenna-Garrettsville Road, now known as S.R. 88; thence South 38 deg. 00' West, along the centerline of said road 593.91 feet to a point; thence North 13 deg. 51' West, 492.45 feet to an iron pipe on the North line of said Lot 24 and passing over an iron pipe at 38.15 feet at side of road; thence South 88 deg. 45' East, 483.64 feet along the lot line to the place of beginning and passing over an iron pipe at 37.46 feet at side of road and containing 2.64 acres of land as surveyed by F. H. Swasey, R.S. No. 2154, May 30, 1947.
Excepting therefrom the following described premises:

And known as being a parcel of land in Freedom Township, being a part of Township Lot No. 24 and bounded and described as follows:
Beginning at a point in the center of S.R. 88, which bears South 38 deg. 00' West, 368.81 feet from its intersection with the North line of Lot 24; thence continuing along said road center South 38 deg. 00' West, 225.10 feet to a point; thence North 13 deg. 51' West, 492.45 feet to an iron pipe and passing over an iron pipe, 38.15 feet from the center of S.R. #88; thence South 40 deg. 27' 20" East, 395.26 feet to the place of beginning and passing over an iron pipe, 30.62 feet from the road center, and containing 1.00 acres of land, as surveyed by Marvin Stevens, R.S. #260.
Exception No. Two:
Situated in the Township of Freedom, County of Portage and State of Ohio:
And being a part of Township Lot 24 and more particularly described as follows:
Beginning at a point in the centerline of S.R. 88, S. 38 deg. W., 162.12 feet from the intersection of said road centerline with the North line of Lot 24; thence S. 38 deg. W., 206.69 feet along the centerline of S.R. 88 to the Grantors Southerly corner; thence N. 40 deg. 27' 20" W., 395.26 feet to an iron pipe in the North line of Lot 24 and being the Grantor's West corner and passing over an iron pipe 30.62 feet from the road center; thence S. 88 deg. 45' E., 130.00 feet along the lot line to an iron pipe; thence S. 61 deg. 58' 40" E., 287.45 feet to the beginning and passing over an iron pipe 30.46 feet from said beginning, containing 1.112 acres of land, be the same more or less, as surveyed by David J. Collier, R. S. No. 4819, February 1970. Hereby leaving to be conveyed 0.53 acre of land.
Said Premises Located at 9505 State Route 88, Windham, OH 44288.
Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
