In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, August 7, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

Situated in the Township of Freedom, County of Portage and State of Ohio:

And being part of Lot No. 74 and beginning at a nail in the centerline of State Route 88 (Ravenna-Parkman Road) on the East line of Lot No. 74, said beginning point is South 0 deg. 12' West 125.15 feet from the Northeast corner of said lot:

1) Thence South 0 deg. 12' West along the East lot line (passing over an iron pipe found at 41.87 feet) 432.67 feet to an iron pipe;

2) Thence North 45 deg. 34' West (passing over an iron pipe at 271.81 feet) 301.81 feet to the centerline of State Route No. 88;

3) Thence North 44 deg. 26' East along said centerline of State Route 88, 310.00 feet to the place of beginning containing 1.073 acre of land be the same more or less, but subject to all legal highways. Surveyed by P. Grey and R. L. Harvey in October, 1957.

Situated in the Township of Freedom, County of Portage and State of Ohio and known as being part of Lot 74 in Freedom Township and further described as follows:

Beginning at the Grantor's most Northerly corner in the centerline of State Route 88 and being S. 44 deg. 22' 30" W. 310.00 feet from the intersection of said road centerline with the East line of Lot 74:

1) Thence S. 45 deg. 51' 10" E. 303.07 feet along the Grantor's Northerly line to an iron pipe at the Grantor's Northeasterly corner in the East line of Lot 74;

2) Thence S. 0 deg. 05' 20" E. 67.33 feet along the East line of Lot 74 to an iron pipe;

3) Thence N. 58 deg. 02' 50" W. 350.63 feet to the centerline of State Route 88 and passing over an iron pipe 40.96 feet from the road center;

4) Thence N. 44 deg. 22' 30" E. 124.00 feet along the centerline of State Route 88 to the beginning.

Containing 0.666 of an acre of land, be the same more or less, but subject to all legal highways, as surveyed in November, 1991 by Edward J. Collier, Registered Surveyor No. 7141.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
