In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, July 31, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

Situated in the Township of Brimfield, County of Portage, State of Ohio, being part of Lots 43 & 48 in said township and bounded and described as follows:

Beginning at a 1" iron pipe found at the Southwesterly corner of Lot 43; thence S. 88 deg. 52' 35" E., along the Southerly line of Lot 43 a distance of 330.57 feet to a point, which marks the true place of beginning for the following parcel of land; thence continuing S. 88 deg. 52' 35" E., along the Southerly line of Lot 43, a distance of 651.35 feet to a 1/2" iron pipe found at the Southeasterly corner of land now or formerly owned by T. E. & D. Marshall (Vol. 954, Pg. 1001); thence N. 27 deg. 40' 35" E., along the Easterly line of said Marshall (passing over a 5/8" iron rod set at 505.78 feet), a distance of 535.78 feet to a point in the centerline of C.H. 88, Ranfield Road; thence S. 61 deg. 52' 00" E., along the centerline of C.H. 88, a distance of 106.16 feet to a point; thence S. 28 deg. 07' 03" W., (passing over a 5/8" iron rod set at 30.00 feet) crossing the line between Lot 43 & Lot 48, a distance of 700.00 feet to a 5/8" iron rod set; thence S. 66 deg. 13' 49" W., a distance of 730.02 feet to a 5/8" iron rod set; thence N. 00 deg. 29' 31" E., (passing over a 1" iron pipe found at 498.60 feet) a distance of 500.00 feet to the true place of beginning, containing 6.7330 acres of land, more or less, there being 1.2194 acres of land, more or less, in Lot 43 & 5.5136 acres of land, more or less, in Lot 48 (of which 0.0731 acres more or less are in the R/W of C.H. 88) as surveyed and described July 1, 1999 by Rob A. Szuch Registered Professional Surveyor No. 7288.

Said Premises Located at 3773 Ranfield Rd., Kent, OH 44240.

Said Premises Appraised at $155,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
