Situated in the Township of Randolph, County of Portage and State of Ohio:
And known as being part of Lot 100 in said township and further described as follows:
Starting at an iron pipe in the center line of Ranfield Road, C.H. 88, at an angle point at its intersection with the East line of Lot 100; thence N. 55 deg. 05' W., 444.07 feet along said center line to an iron pipe at an angle point; thence N. 56 deg. 47' 30" W., 499.69 feet along said center line to a point and the true place of beginning; thence S. 41 deg. 20' W., passing over an iron pipe at 30.30 feet, 1410.20 feet to an iron pipe in the South line of Lot 100; thence N. 89 deg. 11' 45" W., 205.37 feet along said South line to an iron pipe; thence N. 41 deg. 26' E., 1521.75 feet to a point in said center line, passing over an iron pipe 30.31 feet from said point; thence S. 56 deg. 47' 30" E., 155.00 feet along said center line to the true place of beginning, and containing 5.206 acres of land be the same more or less but subject to all legal highways as surveyed by R. E. Stockman, RS 5134, October 19, 1976, by Stockman & Associates. Subject to restrictions and easements of record, if any.
Said Premises Located at 2591 Ranfield Rd., Mogadore, OH 44260.
Said Premises Appraised at $175,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
