Situated in the City of Ravenna, County of Portage and State of Ohio and being part of Township Lot 66 in the county division of lots of former Ravenna Township, and further known as being a tract of land now or formerly conveyed to Thomas L. Jones by Volume 1088, Page 0772 of the Portage County Recorders Office, described, as follows:
Beginning at the centerline intersection of East Main Street, a 66 foot public right of way with the centerline of Pratt Street, a 40 foot public right of way, witness a monument box found North 89 degrees 55 minutes 37 seconds West, a distance of 83.84 feet; thence South 00 degrees 22 minutes 09 seconds West, along the centerline of said Pratt Street, a distance of 622.93 feet to a point; thence North 89 degrees 37 minutes 51 seconds West, a distance of 20.00 feet to a point in the West line of said Pratt Street; witness a drill hole found 0.40 South, 0.10 feet East, said point being the true place of beginning of the tract of land herein described; thence South 00 degrees 22 minutes 09 seconds West, along the West line of said Pratt Street, a distance of 94.32 feet to an iron pipe found marking the Northeast corner of lands now or formerly owned by Robert R. and Kathy M. Watters as recorded in Volume 956 Page 701 of said Portage County; thence North 89 degrees 40 minutes 09 seconds West, along the North line of said Watters, a distance of 183.72 feet to a capped rebar set; thence North 00 degrees 38 minutes 15 seconds East, along the East line of said Darius Lymans addition as recorded in Deed Volume 39, Page 478, a distance of 142.45 feet to a capped rebar set; thence North 89 degrees 44 minutes 45 seconds East, along the North line of said Jones parcel, a distance of 23.18 feet to a inch iron pipe found marking the Northwest corner of land now or formerly owned by Clifford W. Edwards as recorded in Volume 950, Page 556 of said Portage County; thence South 00 degrees 09 minutes 41 seconds West, along the West line of said Edwards, a distance of 49.98 feet to an inch iron pipe found marking the Southwest corner thereof; thence North 89 degrees 45 minutes 06 seconds East, along the South line of said Edwards parcel, a distance of 159.70 to the true point of beginning. The above described tract of land contains an area of 18,307 square feet or 0.420 acres more or less as surveyed under the direction of Stephen P. Campbell, P.S. 7330, Campbell & Associates, Inc., of Cuyahoga Falls, Ohio in September of 2002. Basis of bearings is South 00 degrees 22 minutes 09 seconds West, the centerline of Pratt Street per replat of Sublot 3R1 and 3R2 as recorded in Volume 35, Page 10 (Plat 98-84) of the Portage County Recorders Office.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
