In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 19, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

And known as being part of Lot No. 11 in said township, bounded and described as follows:

Beginning on the East line of said lot in the center of the road on the Northeast corner of land now owned R. O. and P. J. Luli, said point beginning being in the Southeast corner of recorded Survey #164 of the Portage County Surveyor's Records; thence South 88 degrees 51 minutes West, 288 feet to an iron pin; thence North 0 degrees 52 minutes West, 453.74 feet to an iron pin; thence North 88 degrees 55 minutes East, 288 feet to the lot line and center of highways; thence South 0 degrees 52 minutes East on the lot line and center of highway 453.74 feet to the place of beginning and containing 3.00 acres of land according to survey made September 1941 by C. B. Dodge, Registered Surveyor #1682, be the same more or less, but subject to all legal highways. Excepting therefrom:

Beginning on the East line of said lot in the center of the highway at a point 226.87 feet North 0 degrees 52 minutes East from the Northeast corner of land in said lot now or formerly owned by Mary Louise Eskridge; said Northeast corner of Eskridge's land is the Southeast corner of recorded Survey No. 1641 of the Portage County Sruveyor Record; thence South 88 degrees 55 minutes West, 288 feet to an iron pipe; thence North 0 degrees 52 minutes West, 226.87 feet to an iron pipe; thence North 88 degrees 55 minutes East, 288 feet to the lot line and center of the highway; thence South 0 degrees 52 minutes East on lot line and center of highway 226.87 feet to the place of beginning and containing 1.50 acres of land, according to a survey made September 1941 by C. D. Dodge, RE Surveyor No. 1682. Subject to all easments of record.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
