In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 19, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Situated in the City of Kent, County of Portage, State of Ohio, being part of Lot 10 in said city and bounded and described as follows:

Beginning at a point at the intersection of the centerlines of Ada Street and Jessie Avenue; thence S. 89 deg.-53'-00" W., along the centerline of Jessie Avenue, a distance of 622.56 feet to a point; thence S. 07 deg.-37'-12" W., a distance of 25.23 feet to a point at the Northwesterly corner of land now or formerly owned by J. L. or L. A. Herman (2002-29252) and the Southerly line of Jessie Avenue, which marks the true place of beginning for the following described parcel of land; thence continuing S. 07 deg.-37'-12" W., along the Westerly line of said Herman, a distance of 213.66 feet to a 5/8" iron rod set at the Northeasterly corner of land now or formerly owned by T. L. & T. S. Sargi (Vol. 995, Pg. 574); thence N. 89 deg.-49'-38" W., along the Northerly line of said Sargi, a distance of 84.43 feet to a 1/2" iron pipe found in the Easterly line of land now or formerly owned by D. Bryant (O.R. 330, Pg. 936); thence N. 10 deg.-07'-45" E., along the Easterly line of Bryant and Easterly line of land now or formerly owned by A. E. Garvin (O.R. 427, Pg. 797), a distance of 214.71 feet to a 5/8" iron rod set in the Southerly line of Jessie Avenue; thence N. 89 deg.-53'-00" E., along the Southerly line of Jessie Avenue, a distance of 75.00 feet to the true place of beginning, containing 0.3872 acres of land, more or less, as surveyed and described August 18, 2003 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

Said Premises Located at 1094 Jessie Avenue, Kent, OH 44240.

Said Premises Appraised at $145,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
