In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 19, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

Situated in the City of Aurora, County of Portage and State of Ohio, and known as being a part of Aurora Township Lot No. 25 and further described as follows:

Beginning at the centerline of State Route 82 and North line of Lot 25, at the Northwest corner of Ralph Aldrich, and being West 79.20 feet from a monument at the Northeast corner of Lot 25; thence South 507.13 feet along the West line of Aldrich to an iron pipe in the North right of way line of the Erie Railroad and passing over an iron pipe 30 feet from the road center; thence North 68 deg. West 199.31 feet along the North right of way line of the Erie Railroad to an iron pipe at the Southeast corner of R. Dickson; thence North 432.47 feet along the Dickson's East line to the center line of State Route 82 and the North line of Lot No. 25 and passing over an iron pipe 30 feet from the road center; thence East 184.80 feet along the center line of State Route 82 and the lot line to the point of beginning and containing 1.993 acres of land, be the same more or less but subject to all legal highways, as surveyed in August 1976 by David J. Collier, Registered Surveyor No. 4819.

Said Premises Located at 414 East Garfield Rd., Aurora, OH 44202.

Said Premises Appraised at $215,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
