In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, May 15, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

And known as being part of Lot 6 of Suffield Township, and more fully described as follows:

Beginning at a one inch iron bar found burried six inches in a monument box at the intersection of the centerlines of Palm Rd. (T.H. 24-A) and Randolph Rd. (C.H. 10-E) said iron bar having a boat spike set over top of it at the pavement level and having the State Plane Coordinate value East 2,327,863.525, North 506,289.274 based on 1979 datum Portage County N.G.S., said point also being the Southeast corner of said Lot 6; thence Northwesterly along the centerlines of Randolph Rd., said centerline also being the Southerly line of said Lot 6, N. 89 degrees 37' 05" W. (bearing referenced to the State Plan Grid), 433.62 feet to the true place of beginning for the land herein described; thence Northwesterly continuing along the centerline of Randolph Rd., N. 89 degrees 37' 05" W., 382.90 feet to the Southeast corner of land owned by W. or P. A. Saal (D.V. 953, P. 560); thence Northwesterly along the Easterly line of said Saal land passing over a capped Number Five rebar set at 30.00 feet being witnessed by a one-half inch iron pipe found 2.00 feet West on the Northerly right of way of Randolph Rd., N. 0 degree 25' 55" W., 230.00 feet to a capped Number Five rebar set at the Southwest corner of land owned by W. or P. A. Sall (D.V. 1070, P. 565), witness a one and one-quarter inch iron pipe found 1.70' W., 0.69' N.; thence Southeasterly along the Southerly line of said Sall land (D.V. 1070, P. 565), S. 89 degrees 37' 05" E., 382.90 feet to a capped Number Four rebar set at the Southeast corner of said Saal land (D.V. 1070, P. 565), witness a Number Four rebar found at S. 6 degrees 00' 45" E., 7.73 feet; thence Southeasterly along the Westerly line of land owned by J. R. or D. Schuck (D.V. 428, P. 376), passing over a capped Number Five rebar set at 200.00 feet being witnessed by a four rebar found 0.23' E., 1.23' N., 80 degree 25' 55" E., 230.00 feet to the true place of beginning for the land herein described and containing 2.0217 acres of land as surveyed by Michael J. Hudik, Professional Surveyor (P.S. No. 6788) in May, 1989, and subject to all easement, restrictions and legal highways.

Said Premises Located at 2223 Randolph Rd., Suffield, OH 44260.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
