Grant, unto the said Grantee, his Heirs and Assigns, the following described premises, Situated in the City of Kent, County of Portage and State of Ohio:
And known as being part of Original Franklin Township Lot 10 and is further described as follows:
Beginning at an iron pipe found in the Southerly line of Jessie Ave., 50' wide, at the Northeasterly corner of Sub Lot No. 272 in the Cressbrook Subdivision as the same is numbered, platted and recorded in Portage County Plat Book No. 5, Pgs. 104; thence along the Southerly line of Jessie Ave. S. 55 deg. - 41' - 18" E. a distance of 130.59 feet to an iron rod set at the Northeasterly corner of a 0.38 acre tract of land now or formerly owned by R.E. or M.J. Bancroft (709/122) and the true place of beginning for this parcel of land; thence continuing along the Southerly line of Jessie Ave. S. 55 deg. - 41' - 18" E. a distance of 128.54 feet but to a point intended to be situated in the Westerly line of the City of Akron's force main right of way; an iron pipe found bears S. 55 deg. - 41' - 18" E. a distance of 2.13 feet from said point as measured along the Southerly line of Jessie Ave.; thence along the Westerly line of the City of Akron's force main right-of-way S. 34 deg. - 48 - 15" W. a distance of 160.17 feet but to a point at the Northeasterly corner of a 0.32 acre tract of land now or formerly owned by W. & V. Robinson (700/269); an iron pipe found in concrete bears S. 55 deg. - 41' - 18" E. a distance of 0.96 feet from said point; thence along the Northerly line of the said W. & V. Robinson N. 55 deg. - 41' - 18" W. a distance of 74.07 feet to an iron pipe found at the Southeasterly corner of the aforementioned 0.38 acre tract of land now or formerly owned by R.E. or M.J. Bancroft; thence along the Easterly line of the said 0.38 acre tract of land N. 15 deg. - 58' - 21" E. a distance of 168.764 feet to the true place of beginning and containing 0.3725 acres of land be the same more or less as surveyed and described in August 1992 by Don Trocchio Registered Surveyor No. 6445; the following restrictions carry with the land, "That no public gambling or sale of or traffic in intoxicating liquors shall ever be permitted on said premises". Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
