Situated in the Township and City of Ravenna, County of Portage and State of Ohio:
And known as being a part of Original Lot No. 65 of the South Division of lots in Ravenna Township, bounded by beginning at the intersection of the East line of Prospect St. with the North line of Lake St.; thence N. 12 deg. W. along the East line of Prospect St. 2 chains 17 links (143.22 feet); thence S. 89 deg. 50' E. 2 chains 46 links (162.36 feet); thence S. 1 deg. 30' W. 1 chain 84 1/2 links (121.77 feet) to the North line of Lake St.; thence S. 82 deg. 35' W. along Lake St. 1 chain 97 links (130.02 feet) to the place of beginning, excepting a strip 60 feet in width sold off the North side of the above described tract formerly owned by Claude Johnson and now owned by Ethel Sauder. The premises hereby conveyed containing, according to tax map .22 of an acre of land. Exception also further described as follows:

Beginning at a monument at the intersection of the centerlines of Lake Street and South Prospect Street; thence N. 11 deg. 50' 37" W. along the centerline of South Prospect Street a distance of 177.75 feet to a point; thence S. 89 deg. 32' 37" E. a distance of 30.70 feet to an iron pipe set in the Easterly line of South Prospect Street at the Southwesterly corner of land now or formerly owned by the City of Ravenna which marks the true place of beginning for the following described parcel of land; thence continuing S. 89 deg. 32' 37" E. along the Southerly line of said City of Ravenna and Southerly line of land now or formerly owned by H.E. Tomlinson a distance of 162.36 feet to an iron pipe set at a Northwesterly corner of land now or formerly owned by M. Dundon; thence S. 01 deg. 48' 31" W. along the Westerly line of said M. Dundon a distance of 60.00 feet to an iron pipe found at the Northeasterly corner of land now or formerly owned by Mary K. Dundon; thence N. 89 deg. 01' 02" W. along the Northerly line of said Mary K. Dundon a distance of 148.17 feet to an iron pipe found in the Easterly line of South Prospect Street; thence N. 11 deg. 50' 37" W. along the Easterly line of South Prospect Street a distance of 60.00 feet to the true place of beginning, containing 0.21128 acres of land, more or less, as surveyed February 19, 1980 by Albert Szuch, Registered Surveyor No. 5398.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
