In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, May 8, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Streetsboro to-wit:

And known as being part of Lot 66 in said city and bounded and described as follows:

Beginning at an iron pipe set at the Northwesterly corner of said Lot 66; thence S. 89 deg. 38' 10" E. along the Northerly line of Lot 66 (passing over an iron pipe set at 36 44 feet a distance of 69 45 feet to a point in the centerline of S. E. 43, Cleveland-Canton Road; thence along the centerline of SR 43 deflecting to the left on the arc of a circular curve having a radius of 716 20 feet a chord of 148 80 feet and a chord bearing S. 30 deg. 48' 52" E. a distance of 149 07 feet to a point; thence S. 36 deg. 46' 37" E. continuing along the centerline of SR 43 a distance of 406 54 feet to a point; thence continuing along the centerline of SR 43, deflecting to the right on the arc of a circular curve having a radius of 819 02 feet, a chord of 12 07 feet and a chord bearing S. 36 deg. 20' 41" E. a distance of 12 07 feet to a point; thence S. 09 deg. 35' 30" W. along the Northerly line of land now or formerly owned by Steven M. and Nancy A. Szabo (passing over an iron pipe set at 37 14 feet) a distance of 394 33 feet to an iron pipe found in the Westerly line of Lot 55 at the Northwesterly corner of said Szabo; thence N. 00 deg. 15' 30" W. along the Westerly line of Lot 66 a distance of 466 40 feet to the place of beginning. Containing 2 3949 acres of land, more or less, as surveyed March 15, 1982 by Al Szuch & Associates, RS #5380, but subject to all legal highways.

Said Premises Located at 8813 State Route 43, Streetsboro, OH 44241.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
