Situated in the Township of Mantua, County of Portage and State of Ohio:
And known as being part of Lot 35, Mantua Township, and more particularly described as follows:
Beginning at an iron pin in the North line of said Lot 35 at its intersection with the centerline of Ravenna-Painesville Road (S.R. 44); thence S. 07 deg. 22' 40" W. along the centerline of S.R. 44 for a distance of 430.54 feet to an iron pin at the centerline intersection of Hill Crest Drive; thence S. 07 deg. 22' 40" W. along the centerline of S.R. 44 for a distance of 57.03 feet to an iron pin at an angle in said centerline. This iron pin is situated N. 08 deg. 39' 40" E. a distance of 1,300.00 feet from the North Corporation line of the Village of Mantua; thence S. 08 deg. 39' 40" W. along the centerline of S.R. 44 for a distance of 480.00 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence continuing S. 08 deg. 39' 40" W. along the centerline of S.R. 44 for a distance of 110.00 feet to an iron pin at the Northwest corner of a parcel of land now owned by P.F. & E.V. Coscia. This Coscia property contains 5.99 acres of land; thence at right angles to the previous course S. 81 deg. 20' 20" E. along the North line of said Coscia property (and passing over an iron pin found 30.00 feet from the centerline of S.R. 44) for a total distance of 200.00 feet to an iron pin; thence at right angles to the previous course N. 08 deg. 39' 40" E. for a distance of 110.00 feet to an iron pin; thence at right angles to the previous course 81 deg. 20' 20" W. (and passing over an iron pin found 30.0 feet from the centerline of S.R. 44) for a total distance of 200.00 feet to the true place of beginning and found to contain 0.505 acres of land as surveyed by Lucius F. Converse C E, Reg. Sur. No. 1199, April, 1969.
NOTE:
The above described parcel of land is Westwardly 200.00 feet of a 900.00 feet long parcel of land formerly owned by Krohn.

Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
