Situated in the City of Aurora, County of Portage and State of Ohio and known as being part of Original Lot 34 of Aurora Township and further bounded and described as follows:
Beginning at the centerline intersection of Mennonite Road (60 feet, R/W, C.H. 256) and Page Road (60 feet R/W, C.H. 200); thence South 05 deg. 30' 00" West 328.78 feet along the centerline of Page Road to an iron pin found at the true place of beginning for the following described parcel of land; thence South 84 deg. 42' 00" East 653.40 feet to an iron pin found and passing over an iron pin set at the Easterly line of Page Road; thence South 05 deg. 30' 00" West 100 feet to an iron pin set; thence North 84 deg. 42' 00" West 503.40 feet to an iron pin set; thence South 05 deg. 30' West 50 feet to an iron pin set; thence North 84 deg. 42' 00" West 150.00 feet to the centerline of Page Road and passing over an iron pin set at the Easterly line of Page Road; thence North 05 deg. 38' 00" East 150.00 feet along the centerline of Page Road the true place of beginning, containing 1.6722 acres of land, more or less, but subject to all legal highways or easements of record. As surveyed by James N. Connor, Registered Surveyor #4570, June, 1978.
Said Premises Located at 987 Page Road, Aurora, OH 44240.
Said Premises Appraised at $175,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
