In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 17, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

And known as bieng all of Lot Three (3) and the West twenty (20) feet of Lot One (1) of Block "A" of Rachel Beecher's Addition to Ravenna as the same is platted, numbered and recorded in Plat Book 2, Page 37 of Portage County Records of Plats.

Subject to Al Agreement between A. B. Lozier and D. H. Bennet, et us., formerly owners of above premises and Lot 4 in Block A of Rachel Beecher's addition, that four feet off the West side of Lot 3 and four feet off the East side off Lot 4 in Block 4 of Rachel Beecher's addition and extending North about 125 feet from the South line of said lots, retaining an even width of eight feet, shall be used as a driveway in common between said A. B. Lozier and D. H. Bennett, et us., their heirs and assigns as recorded in Volume 237, Page 581, Portage County Records of Deeds. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
