Situated in the Township of Freedom, County of Portage and State of Ohio:
Located in Lot No. 34, Freedom, Portage County, Ohio and bounded and described as follows:
Beginning at the point of intersection of the centerlines of Nicholas Road (CH-225) and Anderson Road (TH-226) which point is also the Southwest corner of Lot 34; thence South 89 deg. 23' 15" East, along the centerline of Anderson Road and South line of Lot 34, 1,014.63 feet to a point, the true point of beginning for the following described premises; thence North 0 deg. 44' 26" East, passing over an iron pipe at 30.00 feet. A total distance of 500.00 feet to an iron pipe; thence South 89 deg. 23' 15" East, 314.00 feet to an existing iron pipe marking the Northwest corner of lands now owned by Christopher Gresham; thence South 0 deg. 44' 26" West, along said Gresham's West line, passing over an existing iron pipe at 470.00 feet, a total distance of 500.00 feet to the point in the centerline of Anderson Road and South line of Lot 34; thence North 89 deg. 23' 15" West, along said centerline and lot line, 314.00 feet to the true point of beginning and containing 3.604 acres as surveyed in July, 1992 by Donald D. Harvey, Registered Surveyor No. 4112.
Said Premises Located at 7255 Anderson Rd., Windham, OH 44288.
Said Premises Appraised at $110,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
