Situated in the Township of Rootstown, County of Portage and State of Ohio:
Known as being a part of Lot No. 34 in said township, bounded and described as follows:
Beginning in the center of the East and West highway known as the Akron-Youngstown Road, or State Route 18, at the Northeast corner of a 59.44 acre tract of land formerly owned by William Winnefeld at the intersection of Tallmadge Rd. (18) and Biltz (TH102-A); thence West along center line of aforementioned highway, Tallmadge Road, a distance of 10 rods; thence South a distance of 11 rods to a point; thence East a distance of 10 rods to a point in the center of the North and South highway; thence North along center of said highway a distance of 11 rods to the place of beginning and containing 110 square rods or 7/10 of an acre, and according to Auditor's Tax Duplicate and previous conveyances, 75/100 of an acre of land. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
