In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 3, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Paris to-wit:

Situated in the Township of Paris, County of Portage and State of Ohio:

Being part of Lot 24 in said township and being a parcel owned by H. D. Ford, Jr., who claims title through Deed Volume 1099, Page 489. Beginning for commencement at the intersection of Basket St. and Wayland Rd. C.H. 132; thence N. 00 deg. 22' 0" W., along the centerline of Wayland Rd., a distance of 289.40' to a point on the centerline and the true place of beginning for the parcel herein described; thence N. 00 deg. 22' 00" W., continuing along said centerline a distance of 92.73' to a point; thence N. 89 deg. 38' 00" E., along the South property line of S. A. Rossow, a distance of 328.00' to a point; thence S. 00 deg. 44' 46" E., along Rossow's West line a distance of 89.22' to a point; thence S. 89 deg. 01' 16" W., along the North line of a vacated street a distance of 328.61' to a point in the centerline of Wayland Rd., C.H. 132 and the true place of beginning. Containing 0.6857 acres of land more or less, as surveyed from records in July of 1999 by Terrence L. Pearson, R.P.S. 7305 excepting all easements of record.

C.H. 132; thence N. 00 deg. 22' 0" W., along the centerline of Wayland Rd., a distance of 289.40' to a point on the centerline; thence 89 deg. 01' 16" E., a distance of 29.99' and the true place of beginning for the parcel herein described; thence continuing N. 89 deg. 01' 16" W., along the North line of a vacated street a distance of 298.62' to a point; thence S. 00 deg. 44' 46" E., along the West property line of S. A. Rossow a distance of 30.00' to a point; thence S. 89 deg. 01' 16" W., along the North property line of D. S. or L. T. Colley, a distance of 133.98' to a point; thence S. 00 deg. 21' 03" E., along the West property line of D. S. or L. T. Colley, a distance of 30.00' to the South line of a vacated street; thence S. 89 deg. 01' 16" W., along the South line of a vacated street, a distance of 164.83' to a point; thence N. 00 deg. 22' 00" W., along the East right of way of Wayland Rd., C.H. 132, a distance of 60.00' to a point and the true place of beginning. Containing 0.3192 acres of land more or less as surveyed from records in July of 1999 by Terrence L. Pearson, R.P.S. 7305, excepting all easements of records.

Situated in the Township of Paris, County of Portage and State of Ohio and known as being in Paris Township Lot No. 24 and being all of Lot 1 and the North 20 feet off from Lots 2 and 3 in the plat of Newport as recorded in Portage County Records of Plats, Volume 59, Page 379.

Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
