In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 27, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Being part of Lot 65 South Division in said township and bounded and described as follows:

Beginning at a 1" iron bar in a monument box found at the intersection of the centerline of Ohio Ave. & C.H. 74 Prospect Street; thence S. 05 deg. 21' 45" W., along the centerline of C.H. 74, a distance of 444.80' to a point at the Southwest corner of land now or formerly owned by I. or J. Jr. Machisko (O.R. 368, Pg. 140) which marks the true place of beginning for the following described parcel of land; thence S. 88 deg. 43' 33" E., along the Southerly line of said Machisko (passing over a 5/8" iron rod found at 29.55') a distance of 429.86' to a 1" iron pipe found in a West line of land now or formerly owned by B & B Croop and J. Jr. & I. Machisko (Vol. 758, Pg. 225); thence S. 05 deg. 22' 53" W., along Croop & Machisko's said West line a distance of 66.56' to a 1" iron pipe found at the Northeast corner of land now or formerly owned by R. W. or B. J. Eaglen (Vol. 1077, Pg. 370); thence N. 88 deg. 31' 27" W., along the Northerly line of said Eaglen (passing over a 1" iron pipe found at 399.82 feet) a distance of 429.73' to a point in the centerline of C.H. 74; thence N. 05 deg. 21' 45" E., along the centerline of C.H. 74, a distance of 65.04' to the true place of beginning, containing 0.6477 acres of land, more or less, as surveyed and described May 28, 2003 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
