Situated in the Township of Freedom, County of Portage and State of Ohio:
And known as being a part of Lot No. 95 in Freedom Township and bounded and described as follows:
Beginning at a railroad spike on the North line of the Erie Railroad, also being the South line of Nichols Road, and in the center of the North and South highway being C.H. 211; thence N. 7 deg. 10' W., along the centerline of highway, 239.42 feet to the true place of beginning, being the Northwest corner of land now owned by M. J. Parker; thence N. 7 deg. 10' W., along the centerline of highway, 123.58 feet to a marked stone; thence N. 82 deg. 52' E., 297.00 feet to a marked stone in the West line of land of S.W. St. John; thence S. 7 deg. 10' E., 135.49 feet to an iron pin at the Northeast corner of land of M. J. Parker; thence S. 85 deg. 08' W., along Parker's North line 297.34 feet to the true place of beginning, and passing over an iron pin set 23.64 feet from the center of the highway, and containing 0.88 of an acre of land being the North part of land deeded to H. F. and Emma J. Hine by Seth L. Sloan and recorded in Volume 257, Page 533 of the Portage County Records of Deeds.
Said Premises Located at 7912 Freedom Rd., Freedom, OH 44288.
Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
