In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 27, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the Township of Ravenna, County of Portage and State of Ohio, and being known as part of Township Lot Number (51) in the South Division in said township, bounded and described as follows:

Beginning at an iron pin set in the North right-of-way of the Penna R.R., where it intersects the centerline of the Red Brush Road, so called; thence North 43 deg. 46' West along the centerline of said road 125 feet to an iron pin, the true place of beginning; thence North 43 deg. 46' West, continuing along said centerline of road, 75 feet to an iron pin; thence South 57 deg. 37' West, 637.10 feet to an iron pin in the North right-of-way line of the aforesaid railroad, said pin being on a curve in the said right-of-way, also said pin is the Southwest corner of land now owned by W. L. Nichols and Ruth Nichols; thence North 76 deg. 68' 30" East, along said curve a chord distance of 223.46 feet to an iron pin, said pin also being in the North right-of-way line of said railroad; thence North 57 deg. 37' East, 440.65 feet to the true place of beginning.

Situated in the Township of Ravenna, County of Portage and State of Ohio, and being known as part of Township Lot Number 51 in said township, bounded and described as follows:

Beginning at the iron pin set in the North right-of-way line of the Erie Railroads East bound tract where it intersects the center line of Red Brush Road; thence North 43 deg 46' West, along the centerline of said road 200 feet to an iron pin the true place of beginning; thence North 43 deg. 46' West, along the centerline of the road 10.20 feet to an iron pin; thence South 57 deg. 37' West, 628.73 feet to an iron pipe; thence 52 deg. 10' East, 12.16 feet to an iron pin; thence North 57 deg. 37' East, 637.10 East to the place of beginning as surveyed by Frank W. Kigin, Registered Surveyor Number 3232.

Said Premises Appraised at $130,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
