In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 6, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Situated in the Township of Deerfield, County of Portage and State of Ohio:

PARCEL NO. 1:

Known as Lot No. 13 in Wygle Subdivision of Lot 17 in Deerfield Township as recorded in Deerfield Township as recorded in Plat Book 9, Page 36 and containing .20 acres.

PARCEL NO. 2:

Beginning at the Southeast corner of above Parcel No. 1; thence South 89 deg. 42' East, a distance of 40 feet to a point; thence North 0 deg. 18' West for 65 feet to a point; thence North 89 deg. 42' West for a 40 feet to the Northeast corner of Parcel No. 1; thence South 0 deg. 18' East for 65 feet to the place of beginning and containing 0.06 acres, refer to Volume 255, Page 458.

Situated in the Township of Deerfield, County of Portage and State of Ohio:

Being a parcel of land located in Great Lot No. 17 of Deerfield Township, Portage County, State of Ohio and being further described as follows:

Beginning at an iron pipe at the Northwest corner of Lot 5 of the Wygle Subdivision as shown in the Portage County Recorder's Records in Plat Book No. 9, Page 36; thence North 0 deg. 18' West, a distance of 325.00 feet to an iron pipe at the true place of beginning for this description; thence North 0 deg. 18' West, a distance of 65.00 feet to an iron pipe; thence North 89 deg. 42' East, a distance of 70.00 feet to the Northwest corner of Lot No. 13 of the Wygle Subdivision; thence South 0 deg. 18' East along the West side of Lot No. 13, a distance of 65.00 feet to the Northwest corner of Lot No. 12 of the Wygle Subdivision; thence South 89 deg. 42' West, a distance of 70.00 feet to the iron pipe at the place of beginning and containing 0.104 acres of land, as surveyed in April of 1970 by Thomas E. James, Registered Surveyor No. 1431 of the State of Ohio. Subject to restriction in Deed Volume 703, Page 472.

Being a parcel of land located in Lot 17 of Deerfield Township Portage County, State of Ohio, and being further decribed as follows:

Beginning at an iron pipe at the Southwest corner of Lot 13 of the Wygle Original Subdivision as recorded in Volume 9, Page 35, of the Portage County Recorders Plat Book Records; thence South 89 deg. 42' West, a distance of 70.00 feet to an iron pipe at the present corner of the B. and H. Duncan property, which is the true place of beginning for this description; thence continuing South 89 deg. 42' West, a distance of 210.00 feet to an iron pipe; thence North 0 deg. 18' West, a distance of 65.00 feet to an iron pipe; thence North 89 deg. 42' East, a distance of 210.00 feet to an iron pipe, at the Northwest corner of the present Duncan property; thence South 0 deg. 18' East along the Duncan present West property line, a distance of 65.00 feet to the iron pipe at the true place of beginning and containing 0.313 acres of land, as surveyed in September of 1971 by T. E. James, F. Thomas and S. Janka, Registered Surveyors No. 1431 and 5739 of the State of Ohio.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
