In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 6, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Situated in the Township of Edinburg, County of Portage and State of Ohio, and known as being part of Lot 7, SE, Subdivision 3 in said township and further bounded and described as follows:

Beginning at a point on the centerline of Cleveland-East Liverpool Road (S.R. 14) at the Northeast corner of land conveyed to C. Roosa by Deed 200113960, said point being North 44 deg. 41' 08", a distance of 812.76 feet from the intersection of the centerline of said Cleveland-East Liverpool Road with the line between Lot 7 S.E., Subdivision 2 and Lot 7 S.E. Subdivision 3; thence North 45 deg. 23' 60" West, along said road centerline, a distance of 606.60 feet to a point Southeast corner of land conveyed to B. E. M. by deed recorded in Volume 1163, Page 583 of Portage County Record of Deeds and the true place of beginning for the parcel herein described; thence South 45 deg. 23' 50" East, along said road centerline, a distance of 150.00 feet to a point; thence South 64 deg. 41' 50" West, and passing over an iron pin set at 42.59 feet, a distance of 450.00 feet to an iron pin set; thence South 89 deg. 29' 37" West, a distance of 141.39 feet to an iron pin set; thence South 64 deg. 41' 50" West, a distance of 138.21 feet to an iron pin set; thence South 46 deg. 17' 00" West, a distance of 656.54 feet to an iron pin set on the East line of land conveyed to L. and S. Wilcox by deed recorded in Volume 941, Page 261 of Portage County Record of Deeds; thence North 1 deg. 13' 28" West, along said East line of Wilcox's land, also being the line between Lot 7 S.D. 3 S.E. and Lot 8 S.D. 4 S.E., a distance of 316.50 feet to a 1/2" iron pipe found at the Southwest corner of said B.E.M. land; thence North 64 deg. 41' 50" East, along the Southeast line of said B.E.M. land, and passing over an iron pin set at 1116.24 feet, a distance of 1158.83 feet to a point and the true place of beginning and containing therein 4.1796 acres of land as surveyed in May, 2004 by Jerry W. Daniel, Registered Surveyor No. 6222.

Said Premises Located at 3015 State Route 14, Rootstown, OH 44272.

Said Premises Appraised at $170,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
