Situated in the State of Ohio, County of Portage and the Township of Atwater, being part of Lot 106 in said township, beginning for commencement at the Southeast corner of Lot 106; thence N. 00 deg. 18' 00" E., along the East lot line of Lot 106, a distance of 293.28 feet to an iron pipe found, and the true place of beginning for the property herein described. Property owned by A. M. Vayner; thence turning N. 89 deg. 35' 52" W., along the North property line of J. L. and R. M. Rose a distance of 148.50 feet to an iron pipe found inside a 6" diameter steel casing; thence turning N. 00 deg. 18' 00" E., along the East property line of A. M. Vayner a distance of 417.66 feet to a capped rebar set; thence turning S. 89 deg. 35' 52" E., along the South property line of J. M. and I. M. White a distance of 148.50 feet to an iron pipe found; thence turning S. 00 deg. 18' 00" W., along the East lot line of Lot 106 a distance of 417.66 feet back to the true place of beginning. Containing 1.4238 acres of land more or less, and excepting all easement of record. Surveyed in April, 2002 by Terrence L. Pearson, P.S. #7305. The basis of bearing N. 00 deg. 18' 00" E., was taken from survey AT-105.

Being a tract of land situated in the Township of Atwater, County of Portage and State of Ohio, and known as being part of Atwater Township Lot 106 and more fully described as follows:
Beginning at an iron pin found at the Southeast corner of said Lot 106, said iron pin being 30 feet West of the centerline of C.H. 50, Stroup Road and 25 feet North of the centerline of C.H. 87, Waterloo Road (R/W 60 feet); thence N. 0 deg. 18' E., along the East line of said Lot 106, 293.34 feet to an iron pin at the Southeast corner of land of Grantee (said iron pin being N. 89 deg. 30' W., 30.00 feet from a railroad spike found in the centerline of C.H. 50); thence N. 89 deg. 30' W., along the North line of land now or formerly owned by Brain, 148.50 feet to an iron pin at the real place of beginning for the following described parcel; thence continuing N. 89 deg. 30' W., 80.00 feet to an iron pin; thence N. 0 deg. 18' E., 417.66 feet to an iron pin; thence S. 89 deg. 30' E., along North line of land of Grantor 80.00 feet to an iron pin found at the Northwest corner of land of Grantee; thence S. 0 deg. 18' W., along West line of land of Grantee, 417.66 feet to the place of beginning and containing 0.767 acres as surveyed by R. A. Weinkauf, R.S. 3859, June, 1964.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
