Being a parcel of land located in the Village of Garrettsville, Lot 45, Hiram Township, Portage County, State of Ohio, and being recorded in Volume 818, Page 414, Basis of bearings from Plat No. (H-124).
Commencing at an iron pin found at the intersection of the Northerly line of Elm Street with the Easterly line of Forest Street; thence South 55 deg. 00' West, a distance of 60.00 feet to an iron pin found on the Westerly line of Forest Street; thence South 34 deg. 30' East along the Westerly line of Forest Street, a distance of 171.95 feet to a cross set on the sidewalk, said point being the true place of beginning for this survey; thence continuing South 34 deg. 30' East along the Westerly line of Forest Street, a distance of 76.00 feet to a 5/8" rebar with Cap No. 5461-5739 found at the Southeasterly corner of a 0.256 acre parcel of land; thence South 55 deg. 30' West along the Southerly line of a 0.256 acre parcel of land, a distance of 157.00 feet to a 5/8" rebar with Cap No. 5461-5739 found at the Southwesterly corner of said land; thence North 34 deg. 30' West along the Westerly line of a 0.256 acre and a 0.018 acre parcel, a distance of 76.00 feet to a 5/8" rebar with Cap No. 5461 set; thence North 55 deg. 30' East along the Northerly line of a 0.018 acre parcel, a distance of 157.00 feet to the true place of beginning for this survey and containing 0.2739 acres of land as surveyed in March 2001 by Floyd L. Thomas, Registered Surveyor No. 5461 of the State of Ohio.
Said Premises Located at 10717 Forest St., Garrettsville, OH 44231.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
