And known as being part of Lot No. 38 in the original survey of said township and is more fully bounded and described as follows:
Beginning at a point in the centerline of T.H. 300, Pritchard Road at its intersection with the centerline of S.R. 282, Garrettsville Parkman Road; thence S. 03 deg. 27' 05" W., 606.32 feet along the centerline of said S.R. 282 to a point which is the true place of beginning for the parcel of land herein conveyed; thence S. 89 deg. 52' 45" E., 2563.30 feet to a point in the Easterly line of said Lot No. 38; thence S. 00 deg. 24' 18" E., 99.84 feet along said lot line to a point; thence N. 89 deg. 52' 45" W., 2570.03 feet to a point in the centerline of said S.R. 282; thence N. 03 deg. 27' 05" E., 100 feet along said centerline to the place of beginning and containing 5.882 acres of land, but subject to all legal highways. Surveyed by James Fioranzo and Associates Reg. Sur. No. 006042.
Excepting therefrom the following described parcel of land:
Located in Lot 38, Nelson Township, Portage County, Ohio and bounded and described as follows:
Beginning at the point of intersection of the centerline of Pritchard Road (T.H. 300) and Garrettsville Parkman Road (S.R. 282); thence S. 03 deg. 27' 05" W., along the centerline of Garrettsville Parkman Road 671.66 feet to a point, the true point of beginning for the following described premises; thence S. 89 deg. 52' 44" E., passing over an iron pipe at 30.05 feet a total distance of 512.18 feet to an iron pipe; thence S. 00 deg. 07' 20" W., 34.60 feet to a point; thence N. 89 deg. 52' 45" W., 514.19 feet to a point in the centerline of Garrettsville-Parkman Road; thence N. 03 deg. 27' 05" E., along the centerline 34.66 feet to the true point of beginning and containing 0.4076 acres of land as surveyed in December, 1984 by Donald D. Harvey, Registered Land Surveyor No. 4112.
Said Premises Located at 12777 State Route 282, Garrettsville, OH 44231.
Said Premises Appraised at $160,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
