In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 6, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Situated in the City of Kent, County of Portage and State of Ohio:

Being about fifty-seven (57) ft. of the center of Village Lots Nos. One (1) and Two (2) in Block No. Ten (10) of Porter B. Hall's Addition to the Village, now City of Kent; as the same is numbered and delineated upon the recorded plat thereof, of record in Plat Book 1, Page 140, Recorder's Office, Portage County, Ohio, bounded and described as follows:

Commencing at a point fifty (50) ft. South of the Northwest corner of Lot No. One (1); thence East across Lots Nos. One and Two and fifty (50) ft. South of the North line of said Lots Nos. One and Two; thence South along the East line of Lot No. Two (2) about 55.06 feet to the North line of M. S. Chapman's line; thence West along said Chapman's North line to the East line of Lot No. One; thence South along the lot line of Lots Nos. One and Two to the North line of M. S. Chapman's line to the West line of Lot No. One; thence North along the West line of Lot No. One to the place of beginning. About 59.06 ft. Said Lots Nos. One and Two are platted and measured as sixty-two ft. and 48/100 in width. Meaning and intending to convey all the land except fifty feet off from the North end of Lots Nos. One and Two and the South end of the lots now owned or formerly owned by M. S. Chapman.

Said Premises Appraised at $105,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
