In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 6, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Atwater to-wit:

And known as being part of Atwater Township, Lot No. 1 and further described as follows:

Beginning at an iron pipe at the Northwest corner of Sublot 5 of Oaktree Lots; thence South 0 degrees 3' East, 100 feet along the West line of Sublot 5 to an iron pipe at the Southwest corner of Sublot 5; thence West 200 feet to an iron pipe; thence North 0 degrees 3' West, 100 feet to an iron pipe; thence East 200 feet to the place of beginning, as surveyed in September 1975, by David J. Collier, Registered Surveyor No. 4819.

Known as and being Lot Number Five (5) in Oaktree Lots, an allotment being part of Lot No. 1 of S.E. quarter of Atwater Township, Portage County, Ohio recorded in Plat Book 12, Page 32 of the plat records of Portage County, Ohio.

Commonly known as: 51 State Route 225, Atwater, Ohio 44201

Said Premises Located at 51 State Route 225, Atwater, OH 44201.

Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
