In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 27, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Known as being part of Lot 17, further bounded and described as follows:

Commencing at a track spike found 9" deep at the centerline intersection of Congress Lake Road, TH-17 with Trares Road TH-25-A.

COURSE 1:

Thence along the centerline of said Trares Road South 88 deg. 54' 08" West, a distance of 327.26 feet to a boat spike found 6" deep at an angle in said centerline;

COURSE 2:

Thence continuing along the centerline of Trares Road, North 86 deg. 24' 05" West, a distance of 572.00 feet to a point and the true place of beginning of land herein to be described;

COURSE 3:

Thence continuing along the centerline of Trares Road, North 86 deg. 24' 05" West, a distance of 200.00 feet to a point (witness a 1/2 pipe found 6" deep, North 86 deg. 24' 05" West, a distance of 589.53 feet from said point described);

COURSE 4:

Thence through the Grantors land, North 02 deg. 34' 02" East, passing through a 5/8" rebar and I.D. cap #6541 set flush;

COURSE 5:

Thence South 86 deg. 24' 05" East, a distance of 200.00 feet to a 5.8 rebar and I.D. cap #6541 set flush;

COURSE 6:

Thence South 02 deg. 34' 02" West, passing through a 5/8" rebar and I.D. cap #6541 set flush as 405.67 feet a total distance of 435.67 feet to the place of beginning and containing 2.0000 acres of land, but subject to all legal highways, reservations and easements of record, as surveyed in October 1986, by John W. Patrick, Jr., Professional Surveyor No. 6541.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
