Situated in the Township of Deerfield, County of Portage and State of Ohio:
Known as being part of Lot No. 14 in said township, more fully bounded and described as follows, to wit:
Beginning at a point at an iron pipe which is North 89 deg. 35 min. East, 643.60 feet along the North line of said Lot No. 14, from the Northwest corner of Lot No. 14 and South 0 deg. 25 min. East along a government survey line 80.00 feet from the Northwest corner of Lot No. 14; thence continuing along said government survey line South 0 deg. 25 min. East 50.00 feet to an iron pipe; thence South 89 deg. 35 min. West 160.00 feet to an iron pipe; thence North 0 deg. 25 min. West 50.00 feet to an iron pipe; thence North 89 deg. 35 min. East 160.00 feet to the place of beginning and containing 0.179 of an acre of land more or less, as surveyed in June, 1953 by Leo E. Martin, Registered Surveyor No. 2587, but subject to all legal highways.

I. Non-drilling Oil and Gas Lease Pooling Agreement by and between Paul R. Morris and Carolyn L. Morris, husband and wife, lessors and Bocor Producing, lesee, dated July 25, 1991 received for record July 29, 1991, at 9:15 a.m. and as recorded in Lease Volume 137, Page 647, Portage County Records.
II. Declaration of Unit Designation given by Bocor Producing, dated September 2, 1991, received for record October 15, 1991 at 9:27 a.m. and as recorded in Lease Volume 138, Page 122, Portage County Records. (Referes to the lease above at Exception Number 9)
III. Easement for highway purposes from Ernest Herren to the State of Ohio, dated August 18, 1942 received for record January 6, 1943 at 1:00 p.m. and as recorded in Deed Volume 389, Page 133, Portage County Records.
IV. Memorandum Agreement to widen and straighten the route of County Road No. 61 in Deerfield Township, by and between John Herren, first party and the Board of County Commissioners of Portage County, Ohio, Second Part, dated November 21, 1927, received for record December 20, 1927 at 8:52 a.m. and as recorded in Volume 304, Page 373, Portage County Records.
V. Oil and Gas Lease by and between Ernest Herren and Myrtle Herren, his wife, Lessors and E. D. Smith, Lessee, dated September 15, 1939, received for record September 20, 1939 at 10:00 a.m. and as recorded in Lease Volume 31, Page 23, Portage County Records.

Said Premises Appraised at $110,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
