In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 27, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Charlestown to-wit:

Starting at the intersection of the centerlines of Rock Spring Road (C.H. 52) and Newton Falls Road (C.H. 177); thence North 89 deg. 30' 00" West, along the centerline of Newton Falls Road, a distance of 553.00 feet to an iron pipe which is the true place of beginning for the following described parcel; thence continuing North 89 deg. 30' 00" West, along said road centerline, 67.50 feet to an iron pipe; thence North 0 deg. 30' 00" East, along Eva Bair's East line passing over iron pipes at 30.47 feet and 181.50 feet, a distance of 346.00 feet to an iron pipe; thence South 89 deg. 30' 00" East, along the Southerly line of D. Rex and Rita M. Martin's land a distance of 239.51 feet to an iron pipe; thence South 0 deg. 30' 00" West, along Martin's Westerly line a distance of 45.73 feet to an iron pipe; thence South 55 deg. 52' 30" West, a distance of 209.03 feet to an iron pipe; thence South 0 deg. 30' 00" West, passing over an iron pipe at 151.50 feet, a distance of 181.50 feet to an iron pipe and the true place of beginning on the centerline of Newton Falls Road. A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
