Situated in the State of Ohio, County of Portage and City of Ravenna, being part of Lot 65, South Division in said city and bounded and described as follows:
Beginning at a point at the intersection of the Easterly line of Lot 65, South Division and centerline of Lake Street; thence N. 83 deg. 35' 54" W., along the centerline of Lake Street, a distance of 535.20 feet to a point; thence N. 02 deg. 44' 50" E., (passing over a 1/2" iron pipe found at 29.85 feet) a distance of 30.06 feet to a point in the Northerly line of Lake Street, which marks the true place of beginning for the following described parcel of land; thence N. 83 deg. 35' 54" W., along the Northerly line of Lake Street a distance of 120.54 feet to 1/2" iron pipe found at the Southeasterly corner of land now or formerly owned by M. L. Wright (Vol. 788, Pg. 202); thence N. 02 deg. 51' 29" along the Easterly line of said Wright a distance of 305.55 feet to a 1/2" iron pipe found in the Northerly line of Lot 65, South Division; thence S. 88 deg. 39' 45" E., along the Northerly line of Lot 65, South Division, a distance of 119.74 feet to a 1/2" iron pipe found; thence S. 02 deg. 44' 50" W., a distance of 316.18 feet to the true place of beginning, containing 0.8564 acres of land, more or less, as surveyed and described August 29, 2002 by Rob Szuch, Registered Professional Surveyor No. 7288.
Said Premises Located at 521 Lake St., Ravenna, OH 44266.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
