Beginning at the Southwest corner of said Lot 45; thence North along the West lot line and the centerline of Martin Road, 308 feet to the true place of beginning; thence still along the centerline of Martin Road, North 100 feet; thence East 617.1 feet to a point; thence South 100.0 feet to a point; thence West 617.1 feet to the place of beginning and containing 1.4 acres of land, as surveyed by P. G. Swanson PE 27510 and N. L. Jeppesen 003690, July 18, 1967.

TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998.
