Situated in the Township of Deerfield, County of Portage and State of Ohio:
Being a parcel of land located in Lot 22, Deerfield Township, Portage County, State of Ohio and being recorded in Volume 153, Page 333, basis of bearing from Plat No. P12176 and being further described as follows:
Commencing at an iron pin found on the centerline of Carters-Ford Rd. (T.H. 61), and the Westerly line of Lot 22; thence North 87 deg. 44' East, along the centerline of Carters-Ford Rd. (T.H. 61), a distance of 323.77 feet to an angle point in said centerline; thence North 87 deg. 35' 24" East, along the centerline of Carters-Ford Rd. (T.H. 61), a distance of 360.64 feet to a bridge spike found on said centerline at the Northeasterly corner of a 8.73 acre parcel of land now or formerly owned by R. Rice; thence North 89 deg. 34' 25" East, along the centerline of Carters-Ford Rd. (T.H. 61) a distance of 216.27 feet to an iron pin set, said point being the True Place of Beginning for this survey; thence continuing North 89 deg. 34' 25" East along the centerline of Carters-Ford Rd. (T.H. 61) a distance of 216.28 feet to an iron rod set on said line at the Northwesterly property corner of land now or formerly owned by Crosie P. or Stella A. Vincengo; thence South 0 deg. 34' 07" East along the Westerly property line of land now or formerly owned by Crosie P. or Stella A. Vincenzo and passing over a 5/8" rebar with cap No. 5461-5739 set a distance of 704.95 feet to an 5/8" rebar with cap No. 5461-5739 set on said line; thence South 89 deg. 34' 25" West along a line running through the Grantor property, a distance of 216.22 feet to a 5/8" rebar with cap No. 5461-5739 set; thence North 0 deg. 34' 25" West along a line running through the Grantors property and passing over a 5/8" rebar with cap No. 5461-5739 set 30.00 feet from the centerline of Carters-Ford Rd. (T.H. 61) a distance of 704.95 feet to the True Place of Beginning for this survey and containing 3.500 acres of land as surveyed in May-June by Floyd L. Thomas and Samuel C. Janka Reg. Surveyors No. 5461 and 5739 of the State of Ohio.
Deed Restrictions:
Trailers and campers temporary or otherwise are prohibited, unless same are stored in property storage buildings. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $153,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
