In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, December 19, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

The following described premises, situated in the Township of Ravenna, County of Portage and State of Ohio:

FIRST TRACT:

Known as being Lots No. 1 and No. 2 of the Parker Allotment as the same is recorded in Volume 7, Page 10 of the Portage County Record of Plats.

SECOND TRACT:

Situated in the Township of Ravenna, County of Portage and State of Ohio, and being located in Lot 9, B.D., Ravenna Township, beginning at an iron pipe found marking the Southeastern corner of Lot 9 in the Parker Allotment, Ravenna Township; thence S. 47 degrees 33' W., along the West line of Parker Street, a distance of 75.08 feet to an iron pipe; thence N. 44 degrees 30' W., a distance of 485.57 feet to an iron pipe; thence N. 64 degrees 10' W., a distance of 131.81 feet to an iron pipe; thence S. 44 degrees 30' E., a distance of 340.62 feet to an iron pipe; thence S. 47 degrees 33' W., along the Western line of Lot 14, a distance of 50.00 feet to an iron; thence S. 44 degrees 30' E., along the Southern line of Lot 14, a distance of 107.60 feet to the place of beginning and containing 1.216 acres of land, as surveyed by Paul C. Shafer, Reg. Sur. No. 510.

Being a tract of land located in Lot 9, South Division, Ravenna Township, Portage County, State of Ohio, and decribed as follows:

Being the South part of Lot 9 of the Parker Allotment, as recorded in Vol. 7, Page 10 of the Portage County Record of Plats. (See Deed, Vol. 512, Page 123 of Portage County Record of Deeds), and further described as follows:

Beginning at an iron rod set at the Southwest corner of Lot 9, Parker Allotment in the North line of Parker Street, known as Township Highway 606; thence N. 44 degrees 30' W., 260.63 feet to an iron pipe; thence N. 45 degrees 30' E., 125.00 feet to an iron pipe set at the Northwest corner of Lot 4, Parker Allotment; thence S. 44 degrees 30' E., 157.50 feet to an iron pipe; thence S. 47 degrees 33' W., 50.00 feet to an iron pipe; thence S. 44 degrees 30' E., 107.60 feet to an iron pipe set in the North street line 75.08 feet to the place of beginning and containing .63 of an acre of land as surveyed November 18, 1961, by C. B. Dodge, R.S. #1682, be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
