In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 28, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

And known as being a part of Lot No. 22 in said township, further described as follows:

Beginning at a point in the centerline of the Roostown-Industry Road, now Cook Road, C.R. #107, and at the Southeast corner of a tract of land formerly containing approximately ten (10) acres of land owned by O. B. Yarian, et ux, now containing approximately 1.00 acres of land and owned by Andy Dubinsky; thence North 37 degrees W. along the centerline of the aforementioned highway, a distance of 188 feet to the true place of beginning; thence continuing along the center of said highway on a bearing N. 37 degrees W. 111.54 feet to a point; thence N. 88 degrees 45' W. passing over an iron pin set 37.65 feet from the centerline of highway a distance of 462.78 feet to an iron pin; thence South 1 degree 15' W., 87.59 feet to an iron pin; thence S. 88 degrees 45' E., a distance of 531.85 feet passing over an iron pin 37.65 feet from the center of highway to the place of beginning and containing one (1) acre of land.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
