Melonie Sellge aka Melonie G. Sellge, et al.
Situated in the City of Kent, County of Portage and State of Ohio, and known as being a part of Franklin Township Lot 30, in said city and further described as follows:
Beginning at a point where the South right of way of Fairchild Ave. meets the East right of way of Woodard Ave.; thence S. 66 deg. 30' E., a distance of 600.50' along the Southerly right of way of Fairchild Ave. to a point which is the true place of beginning; thence S. 66 deg. 30' E. along the said right of way a distance of 50.00' to a point; thence S. 22 deg. 37' W., a distance of 152.67' along the Westerly line of R. A. Ldwenthal to a point; thence N. 73 deg. 29' W., a distance of 50.28' along the Northerly line of J. N. & S. R. Gardner to a point; thence N. 23 deg. 37' E., a distance of 158.78' along the Easterly line of M. A. Miller to the true place of beginning and containing 0.179 acres of land, more or less, as prepared from surveys of record by Edward P. Wanchick, Registered Surveyor No. 5756.
Said Premises Located at 448 Fairchild, Kent, OH 44240.
Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
