Situated in the State of Ohio, County of Portage and Township of Windham and being part of Lot 58 of said Windham Township and also being a part of lands owned by D. Lewis (OR 241/942) and being further bounded and described as follows:
Beginning at a point in the centerline of State Route 303 (60 feet in width) at the Southwesterly corner of Lot 58; thence South 89 deg. 35' 00" East, along the centerline of State Route 303, a distance of 132.00 feet to a point at the Southeasterly corner of lands owned by the Church of the Nazarene (668/67), said point being the true place of beginning for the herein described parcel of lands; thence North 00 deg. 07' 00" West, passing over an iron pin set at 30.00 feet and along the Easterly line of said Church of the Nazarene lands, a total distance of 165.00 feet to an iron pin set; thence North 89 deg. 35' 00" West, a distance of 47.00 feet to an iron pin set; thence North 00 deg. 07' 00" West, a distance of 103.50 feet to an iron pin set in the Southerly line of lands owned by Windham Exempted School District (674/55); thence South 89 deg. 35' 00" East, along the Southerly line of said Windham School District lands, a distance of 112.60 feet to an iron pin set at the Northwesterly corner of lands now or formerly owned by P. Dankovich; thence South 00 deg. 07' 00" East, along the Westerly line of said Dankovich lands and passing over an iron pin set at 238.50 feet, a total distance of 268.50 feet to a point in the centerline of State Route 303; thence North 89 deg. 35' 00" West, along the centerline of State Route 303, a distance of 65.60 feet to a point, returning to the true place of beginning an area of 0.516 acres as surveyed by Danny L. Wilson, P.S. Ohio 7238 in April, 1998.
Said Premises Located at 9755 East Center St., Windham, OH 44288.
Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
