Beginning at a stone on the West line of said Lot 31 as recorded in the Portage County Record of Deeds, Book 1141, Page 864, said point being 3,730.34 feet North from the Southwest corner of said Lot 31; thence South 87 deg. 50 min. East, a distance of 650.47 feet along the Southerly line of Parcel C and D of plat surveyed by Albert Szuch Registered Surveyor No. 6398 date of May 10, 1979 and on file at the Portage County Tax Map Department known as being Plat 6155 to an iron pin; thence continuing along a line that is the North line of property now or formerly owned by J. L. or S. E. Phillip as recorded in Deed 1159, Page 842, a distance of 493.78 feet to a rod found on the center of Mishler Road, County Highway No. 4-B, being 60 foot in width; thence North 1 deg. 23 min. East a distance of 376.51 feet to a rebar and cap set on the East line of property as described in Deed 1141, Page 864 and the point of beginning of the following parcel of land:

East along the said center of Mishler Road a distance of 35.23 feet to a 2 inch open iron pipe found on the Southerly line of property now or formerly owned by the Wheeling and Lake Erie Railroad; thence North 87 deg. 56 min. 06 sec. West a distance of 45.24 feet to a 2 inch open iron pipe found and used, said point being the Northery right-of-way of said Mishler Road and the Southerly right-of-way of said railroad; thence North 41 deg. 35 min. West along the Northerly right-of-way of Mishler Road a distance of 248.76 feet to a one-half inch open iron pipe found and used; thence North 47 deg. 58 min. 16 sec. West a distance of 32.64 feet to a one-half inch open iron pipe found and used on the Southerly line of said railroad; thence North 41 deg. 10 min. 37 sec. West along the Southerly line of said railroad a distance of 59.70 feet to a one-half inch open iron pipe found and used; thence South 48 deg. 55 min. 55 sec. West a distance of 47.84 feet to a one-half inch open iron pipe found and used on the Northerly line of said Mishler Road and the Southerly line of the Wheeling and Lake Erie Railroad; thence North 52 deg. 51 min. 20 sec. West along the Northerly right-of-way of said Mishler Road a distance of 186.80 feet to a one-half inch open iron pipe found and used, said point being the Northwest corner of a 3.8238 acre property as recorded in Deed 1141, Page 864; thence South 7 deg. 13 min. 31 sec. West along the Easterly line of property now or formerly owned by W. E. or B. Claxton as recorded in Deed 730, Page 615, a distance of 356.49 feet to a rebar and cap set; thene South 87 deg. 48 min. 18 sec. East a distance of 454.66 feet to the point of beginning and containing 2.052 acres of land, more or less, as surveyed by Paul M. Harvey, R.S. No. 5454 in January of 2000. Subject to all legal highways.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
