Situated in the City of Ravenna, County of Portage and State of Ohio:
And known as being part of Lot 66 in the South Division of Ravenna Township and further described as follows:
Beginning in the West line of Walnut Street at the Southeast corner of land owned by J. & J. Bica, Trustee (D.V. 1150, Pg. 367) and being South 219.50 feet from an iron pipe at the Southeast corner of J. Lyman's Addition as recorded in Deed Vol. 22, Pg. 592, in the Portage County Records; thence South 43.82 feet along the West line of Walnut Street to the Northeast corner of land now or formerly owned by B. G. Kirkhart; thence N. 88 deg. 42' 10" W., 179.36 feet along Kirkhart's North line to an iron pipe; thence N. 1 deg. 16' 13" W., 23.90 feet to an iron pipe at the Northeast corner of land owned by R. Wilkins, Jr., (D.V. 1117, Pg. 901); thence N. 89 deg. 38' 25" W., 35.00 feet along the North line of Wilkins' to an iron rod at the Southeast corner of land owned by M. Nelson (D.V. 23, Pg. 24); thence N. 0 deg. 04' W., 19.91 feet along Nelsons' East line to an iron pipe at Bica's Southwest corner; thence S. 88 deg. 51' 50" E., 214.91 feet along Bica's South line to the beginning. Containing 0.196 of an acre of land, be the same more or less, but subject to all legal highways as surveyed in April, 2000, by Edward J. Collier, Registered Surveyor No. 7141. This description was made in accordance with an accompanying map of the same date, the basis of bearings is taken from survey map (P7103) and the prior deed of the subject property in Vol. 249, Pg. 674.
Said Premises Located at 468 South Walnut St., Ravenna, OH 44266.
Said Premises Appraised at $70,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
