In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 17, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Windham to-wit:

PARCEL ONE:

Situated in the Township of Windham, County of Portage and State of Ohio:

And known as being a part of Lot No. 67 in said township and bounded and described as follows:

Beginning at a point in the East line of North Main Street, distant 600 feet N. 0 deg. 38' W., from the North corporation line of the Village of Windham; thence running East 200 feet to an iron pipe; thence Northerly and parallel to the lot line, 100 feet to an iron pipe; thence West 200 feet to an iron pipe on the line of the highways; thence S. 0 deg. 38' E., on the line of the highway, 100 feet to the place of beginning, and containing 0.46 acres of land and known as being Lot No. 8 of the proposed Resler Allotment, be the same more or less, but subject to all legal highways.

PARCEL TWO:

Situated in the Village of Windham, County of Portage and State of Ohio:

And known as being a part of Lot No. 67 in said township, and bounded and described as follows:

Beginning at the point of intersection of the Windham-Parkman Road and Wolff Road, and running thence East on the centerline of Wolff Road, 199.50 feet to a point; thence South and parallel to the Windham-Parkman Road, 123.78 feet to an iron pipe and passing an iron pipe on the South line of Wolff Road; thence West 200 feet to a point in the centerline of Windham-Parkman Road, and passing an iron pipe on the East line of said road; thence North 124.20 feet to the place of beginning and containing 0.57 acres of land and being Sublot No. 9 of the proposed Resler Allotment, be the same more or less, but subject to all legal highways.

Said Premises Located at 9378 North Main Street, Windham, OH 44288.

Said Premises Appraised at $117,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
