In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 17, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the Township of Ravenna, County of Portage and State of Ohio:

Known as being part of original surveyed Lot No. 25 of the South division of lots of said township, and known as being the East half of Block 22 of East Ravenna Squares, Plat Book 5, Pages 17 through 20 of Portage County Records, as the same is platted and recorded in Portage County Records. Said tract of land having a frontage of 150 feet on the North side of Harding Avenue and extending back therefrom 565 to the North line of said Block 22 and containing 2.375 acres of land No. U.S. Rev. Stamp required.

EXCEPTING THEREFROM THE FOLLOWING DESCRIBED PARCEL:

Situated in the Township of Ravenna, County of Portage and State of Ohio:

And known as being part of Subdivision No. 22 of East Ravenna Square Allotment in said township bounded and described as follows:

Beginning at an iron pipe marking the intersection of the North line of Harding and the West line of Ferndale Street; thence West along the North line of Harding Avenue 77.06 feet to an iron pipe; thence Northerly parallel with the West line of Ferndale Street 565.40 feet, to an iron pipe in the North line of Subdivison No. 22; thence Easterly along said North line 77.06 feet to an iron pipe marking the West line of Ferndale Street; thence Southerly 565.00 feet along the West line of Ferndale Street to the point of beginning and containing 1.00 acre as surveyed by W. D. Moulton Registered Surveyor No. 1310. Be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
