In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 3, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Situated in the City of Kent, County of Portage and State of Ohio:

And known as being all of Lot No. 25 and part of Lot No. 26 of Kent Rubber City Allotment, South Division of lots, Lot No. 32, Frankin Township, Portage County, Ohio and being further described as being the North 17.6 ft., of Lot No. 26 and all of Lot No. 25 as recorded in Kent Rubber City Allotment, Plat Book 3, Page 19 of the Portage County Records. Said tract being 62.60 ft. wide and 125.00 ft. deep extending from the West line of King Street to the East line of Mason Street. All corners having been marked by iron pipe. Surveyed by W. D. Moulton, Reg. Surveyor No. 1310.

Excepting therefrom, the following described parcel:

Beginning at an iron pipe at the Northwest corner of Lot No. 25 and in the East line of Mason Avenue; thence Easterly 60 ft. along the North line of said Lot No. 25; thence Southerly 62.60 ft. on a line parallel to the West line of the lots to a point in the Grantors South line; thence Westerly 60 ft. along the said South line to an iron pin at the Grantors Southwest corner; thence North 0 deg. 07' West 62.6 ft. along the lot line and street line to the place of beginning and containing about .008 acres of land. Surveyed by Walter J. Stockman, April 21, 1955.

Said Premises Located at 1032 King Street, Kent, OH 44240.

Said Premises Appraised at $55,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
