In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 3, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Situated in the City of Kent, County of Portage and State of Ohio:

And known as being a part of Block A in Deidrick Place Allotment in Lot 27 of Franklin Township as platted and recorded in Plat Book 6, Page 6 of Portage County Records of Plats, being further described as follows:

Beginning at a point in the West line of said Block A, 55.52 feet North of the Southwest corner thereof and being the Northwest corner of lands of W. E. and D. J. Morton, now D. and J. Johnson; thence continuing Northerly a distance of 52.94 feet along the West line of said Block A to a point which is the Southwest corner of lands of Jack A. Loveridge, now L. and M. Wilson; thence Easterly along said Loveridge's now Wilson's line, 100 feet to the East line of said Block A, which is also the Southeast corner of said Loveridge's land, now Wilson's; thence Southerly along the East line of Block A to a point which is the Northeast corner of lands of W. R. and D. J. Morton now D. and J. Johnson; thence Westerly along the North line of said Morton's lands now Johnson's to the place of beginning, containing approximately 0.31 acre of land. And part of vacation of alley, Plat 91-42 of Portage County Records. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $130,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
