PARCEL NO. 1:
Situated in the Township of Shalersville, County of Portage and State of Ohio and known as being part of Lot 106, township, county and state aforesaid and more particularly described as follows:
Beginning at an iron pin in the West line of said Lot No. 106 at its intersection with the centerline of S.R. 303; thence North 59 deg. 49' East along the centerline of said S.R. 303 for a distance of 726.40 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence continuing along the centerline of said State Route 303, North 59 deg. 49' East for a distance of 66.00 feet to an iron pin at the Northwest corner of a 1.134 acre parcel of land now owned by R. H. Hurd; thence South 19 deg. 28' East along the West side of said Hurd land for a distance of 322.00 feet to the low water mark on the North side of the Cuyahoga River; thence Southwesterly along said low water mark the chord of which bears South 55 deg. 07' 30" West for a distance of 67.25 feet to a point; thence North 19 deg. 28' West for a distance of 327.60 feet to the true place of beginning and found to contain 0.484 acres of land as surveyed by Lucius F. Converse, Serial No. 1199 in June, 1955, be the same more or less, but subject to all legal highways.
NOTE:
Iron pipes were set 40.00 feet and 322.60 feet from the centerline of State Route 303 upon the Westwardly side of this parcel.
NOTE:
Iron pipes were found 40.00 feet, 200.00 feet and 320.62 feet from the centerline of State Route 303 along the Eastwardly side of this parcel.
PARCEL NO. 2:
Situated in the Township of Shalersville, County of Portage and State of Ohio and known as being part of Lot 106, township, county and state aforesaid and more particularly described as follows:
Beginning at an iron pin in the West line of said Sublot No. 106 with its intersection with the centerline of the Hudson-Shalersville Road now known as State Route 303; thence North 59 deg. 49' East along the centerline of S.R. 303 for a distance of 792.40 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence continuing North 59 deg. 49' East along the centerline of S.R. 303 for a distance of 251.39 feet to an iron pin in the West line of land formerly owned by Mr. Kimes; thence South 3 deg. 30' West along the West line of said Kimes land for a distance of 418.17 feet to the Cuyahoga River; thence 81 deg. 31' 30" West down the Cuyahoga River for a distance of 85.40 feet to a point; thence North 19 deg. 28' West for a distance of 322.00 feet to the true place of beginning and containing 1.134 acres of land as surveyed by Lucius F. Converse, Serial No. 1199 in October 15, 1951, be the same more or less, but subject to all legal highways.
NOTE:
Iron pipes were set along the West line of the herein described property in 3 places at distances of 40 feet, 200 feet and 320.62 feet Southeastwardly from the South line of State Route 303.
NOTE:
Four iron pipes were set along the East line of the herein described property 40.00 feet, 212.34 feet, 358.17 feet and 403.17 feet from the centerline of State Route 303.
Said Premises Located at 2704 State Route 303, Streetsboro, OH 44241.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
