In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 26, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Mantua to-wit:

Situated in the Village of Mantua, County of Portage and State of Ohio:

And known as being part of Original Mantua Township Lot No. 35, bounded as follows:

On the West by the center of the State Road (Route No. 44) on the North by lands owned by W. C. Prohn, now owned by Wigger and Sadowski; on the East by land owned by Ethel A. Booth, now owned by T. D. and T. A. Booth, now owned by Hill, (Mantua Village Lot No. 1); on the South by the North line of Woodford Avenue, containing according to deeds about three-fourths (3/4ths) of and acre, but according to the tax map, 86/100 of an acre.

EXCEPTING THEREFROM THE FOLLOWING:

Situated in the Village of Mantua, County of Portage and State of Ohio, being part of Original Lot 35 and more particularly described as follows:

Beginning at a point in the center of the Ravenna-Painsville Road (now known as S.R. 44) at its intersection with Woodford Street (a forty foot street); thence S. 85 deg. 0' E., along the centerline of said Woodford Street for a distance of 152.00 feet to a point; thence N. 5 deg. 0' E. (parallel with Route 44 and 152.00 feet Eastwardly from the centerline) for a distance of 20.00 feet to an iron pipe set in the North line of Woodford Street which marks the true place of beginning for the following described parcel of land; thence continuing N. 5 deg. 0' E. for a distance of 158.70 feet to an iron pipe set in the South line of land now owned by William Prohn; thence S. 89 deg. 45' E., along the South line of said Prohn land for a distance of 60.20 feet to an iron pipe at the Northwest corner of land now owned by Robert and Ethel Booth; thence S. 5 deg. 0' W. along the said Booth land for a distance of 163.68 feet to an iron pipe in the North line of Woodford Street; thence N. 85 deg. 0' W. along the North line of Woodford Street for a distance of 60.00 feet to the true place of beginning, containing 0.22 acres of land as surveyed by L. F. Converse, Serial No. 1199, May 16, 1949.

Said Premises Located at 10836 North Main St., Mantua, OH 44255.

Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
