In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 19, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Situated in the Township of Deerfield, County of Portage and State of Ohio and known as being part of Original Deerfield Township Lot No. 32 and is further described as follows:

Beginning at an iron bar found in the Westerly line of State Route 14, Cleveland-East Liverpool Road, 66' wide, at the Northeast corner of said Deerfield Township Lot No. 32; thence along the Easterly line of said Lot 32 and Westerly line of State Route 14, Cleveland-East Liverpool Road S. 00 deg. 36' 00" W., a distance of 1281.64 feet to an iron rod set intending to be situated at the Southeast corner of lands now or formerly owned by C. E. & J. A. Hensley (1092/774) and the true place of beginning for this parcel of land; thence continuing along the Easterly line of said Lot 32 and Westerly line of State Route 14, Cleveland-East Liverpool Road S. 00 deg. 36' 00" W., a distance of 335.81 feet to an iron rod set intending to be situated at the Northeast corner of land now or formerly owned by E. E. Waggoner 1/2 and W. R. Harris 1/2 (1124/179); thence along the Northerly line of the said E. E. Waggoner 1/2 and W. R. Harris 1/2 and beyond N. 89 deg. 00' 28" W., a distance of 1041.71 feet to an iron rod set intending to be situated at the Southwest corner of lands now or formerly owned by Betty J. and Jack Jones, Trustees, (963/962); thence along the Easterly line of lands now or formerly owned by Deerfield Farms Ltd., (974/840) and Westerly line of the said Betty J. and Jack Jones, Trustees, N. 00 deg. 28' 48" E., a distance of 623.21 feet to an iron pipe found at the Southwest corner of lands now or formerly owned by Triple F. Investments Inc. (1060/21, see Survey P-2813); thence intending to follow the Southerly line of the said Triple F. Investments Inc. S. 88 deg. 59' 12" E., a distance of 325.24 feet to an iron pipe found at the Southeast corner of the said Triple F. Investments, Inc.; thence along the Westerly line of lands now or formerly owned by the Deerfield Evangelical Friends Church (1057/363, see Survey P-8414) S. 00 deg. 57' 34" W., a distance of 36.10 feet to an iron pipe found at the Southwest corner of the said Deerfield Evangelical Friends Church; thence along the Southerly line in part of the said lands now or formerly owned by the Deerfield Evangelical Friends Church N. 89 deg. 52' 44" E., a distance of 266.45 feet to an iron rod set intending to be situated at the Northwest corner of lands now or formerly owned by J. N. or R. L. Lupica (1102/306); thence along the rear or Westerly line of the said J. N. or R. L. Lupica S. 00 deg. 36' 00" W., a distance of 112.86 feet to an iron rod set at Lupica's Southwest corner; thence along the Southerly line in part of the said lands now or formerly owned by J. N. or R. L. Lupica N. 89 deg. 52' 44" E., a distance of 259.08 feet to a point intending to be situated at the Northwest corner of lands now or formerly owned by C. E. and J. A. Hensley (1092/774); thence along the rear or Westerly line of the said C. E. and J. A. Hensley S. 00 deg. 36' 00" W., a distance of 152.25 feet to an iron rod set at the Southwest corner of the said C. E. and J. A. Hensley and passing over an iron rod set at a distance of 10.00 feet; thence along the Southerly line of the said C. E. and J. A. Hensley N. 89 deg. 52' 44" E., a distance of 192.50 feet but to the true place of beginning and containing 12.5872 acres of land be the same more or less as surveyed and described in March 1999 by Don Trocchio Registered Surveyor No. 6445 and Rob A. Szuch, Registered Surveyor No. 7288. The centerline bearing of SR 14 is taken from Survey No. P-8414.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
