Beginning on the North West corner of Lot Number 57; thence along the center of Old Forge - Rootstown Road (County Highway Number 82) North 88 deg. 56' East, 1037.11 feet; thence South 0 deg. 52' East 229.26 feet to an iron pipe; thence South 0 deg. 56' West, 302.20 feet to an iron pipe and the true place of beginning; thence South 0 deg. 56' West, 206.00 feet to an iron pipe; thence South 88 deg. 56' West, 183.47 feet to an iron pipe; thence North 0 deg. 53' West, 205.87 feet to an iron pipe; thence North 88 deg. 56' East, 205.87 feet to an iron pipe; thence North 88 deg. 56' East, 190.00 feet to the true place of beginning containing 0.8826 acres of land surveyed by Marvin F. Stevens, Registered Surveyor Number 260. Be the same more or less, but subject to all legal highways.

And known as beginning at a point on the North line of Lot 57 in the center of the East and West Road where it is interesected by the Northwest corner of Henry and Elizabeth Leopold's property; thence North 89 deg. 54' West along above mentioned lot line 190.00 feet to a point; thence South 0 deg. 14' West, 229.26 feet to an iron pipe passing over the iron pipe 30.00 feet from said lot line; thence South 89 deg. 59' West 229.26 feet to an iron pipe on the West line of said Leopold's property; thence North 0 deg. 14' East along Leopold's West line 190.00 feet to the place of beginning and passing over an iron pipe 30.00 feet from the beginning point, containing 1.00 acre of land surveyed by Marvin Stevens, Registered Surveyor No. 260. Be the same more or less, but subject to all legal highways.

Said Premises Located at 648 Old Forge Rd., Kent, OH 44240.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
